Our process

Feasibility study

Before committing to design, we take a step back to test whether the project stacks up. We assess what’s achievable on your site in terms of planning controls, approvals, budget and buildability, and explore any constraints or risks early. This may include high-level layout testing, preliminary cost guidance, and early conversations with certifiers or consultants where needed.

By the end of this stage, you’ll have a clear understanding of what’s feasible, what trade-offs may be required, and confidence to move forward with informed decisions.

Pre-design

This is where it all begins. We take the time to really understand your vision, lifestyle, and requirements. Together, we’ll create a clear brief and look closely at your site, things like sunlight, slope, services, and overlays (flood, bushfire, heritage etc.).

We’ll also flag any specialist consultants who may need to be involved and check in with council planning rules. By the end of this stage, we’ll have a strong foundation and clear direction to move forward.

Concept design

Now the exciting part begins, bringing ideas to life. We’ll translate your brief into early design concepts using plans, diagrams and 3D views to show you how the home might look and feel. We’ll test options for orientation, natural light, and flow, and give you a sense of how the design fits within council guidelines. At this stage, you’ll choose the direction that feels right for you.

Design development

Once we’ve locked in the preferred concept, we refine it. The spaces, materials and finishes become more detailed, and we coordinate input from consultants like engineers. This is where your home really takes shape on paper.

Approvals

With the design agreed, we prepare and lodge the necessary planning or building approval documents. We coordinate with consultants, respond to council requests, and guide the application through until approval is granted.

Construction documentation

This is where the detail comes in. We produce the full set of working drawings, schedules and specifications so that builders have everything they need to price the project accurately and build it as intended.

Tender procurement

We help you find the right builder. Whether through a tender process or design and construct contract, we issue the documents, review bids, compare pricing, and assist you in negotiating and appointing the builder who best suits your project.

Contract administration

Once construction begins, we offer to stay by your side. We carry out regular site visits, review drawings and material submissions, manage variations, and liaise with the builder and consultants, all to ensure the design is delivered on time, on budget, and to the highest quality.
